CDL has performed a whole-building energy model simulation, a comprehensive energy analysis, and an assessment of the building systems and configuration for the North Avenue Gateway Apartment building (NAGA) in Baltimore, Maryland. Multiple Energy Conservation Measures (ECMs) were modeled. The proposed design meets Minimum Energy Performance. The facility is 21.34% ($18,900/yr) more efficient than the “ASHRAE 90.1-2007 Baseline” facility.

To make the project energy efficient, the project team implemented following Energy Conservation Measures.
1. The baseline building’s roof insulation value is around R-21 for this climate zone. Selected roof systems for the project have an average assembly U-value of 0.026 (R-38).
2. The baseline building’s fenestration assembly U-value is 0.55 for windows, 0.50 for storefront type and 0.85 for entrance doors. Assembly U-values of the glazing implemented in the project are much lower than the baseline energy model (0.27, 0.46 and 0.7).
3. Using the ASHRAE Standard Fixture Type for service water heating, calculated peak hot water demand of the baseline building is 74.14 gpm. Calculated peak hot water demand of the proposed design with selected low-flow fixtures is 24.64 gpm, which is much more efficient than the ASHRAE Standard Fixtures.
4. The proposed design HVAC systems, packaged single zone units with heat pump, are more energy efficient that the baseline building’s HVAC systems.
